Nakhon Ratchasima Land Titles Cleared: One Map Initiative Succeeds
Digital mapping resolves land title issues in two Nakhon Ratchasima districts, boosting investor confidence and economic growth.
Nakhon Ratchasima, Thailand—Thailand is undertaking a groundbreaking initiative to resolve long-standing land disputes and bolster investor confidence through precise digital mapping. Known as the “One Map” system, this project aims to create a unified, accurate, and transparent land registry using a 1:4000 scale mapping system, bringing clarity and fairness to land ownership.
The initiative recently took center stage in Nakhon Ratchasima, where Deputy Governor Kanaschon Srijaroen presided over a public awareness event. Organized by the Office of the National Land Policy Board, the event attracted representatives from various government agencies and local authorities from Nakhon Ratchasima, Buri Ram, Surin, and Chaiyaphum. The event aimed to elucidate the One Map project’s importance, potential benefits, and implementation rationale, particularly for affected residents.
Land disputes, often stemming from overlapping boundary claims, have long plagued Thailand, creating legal battles and uncertainty for landowners. This innovative mapping project aims to alleviate these issues by providing a definitive record of land ownership. Suriyon Patcharakrukanont, Deputy Director of the Office of the National Land Policy Board, highlighted the government’s recognition of these pervasive problems and emphasized the project’s potential to restore public trust in land ownership. He explained that increased confidence in land titles will encourage financial institutions to offer mortgages with greater assurance, stimulating investment and fueling economic growth.
The pilot program in Nakhon Ratchasima is focusing on the districts of Wang Nam Khieo and Pak Chong, areas known for a high incidence of overlapping land boundaries. Authorities are working diligently to complete the mapping process for these districts by June. However, acknowledging the complexity of some cases, officials anticipate that resolving more intricate disputes may extend into 2026. This phased approach ensures a meticulous and thorough mapping process, maximizing accuracy and minimizing future discrepancies.
The success of this pilot program is critical, paving the way for nationwide implementation. A comprehensive plan to extend the One Map project across Thailand is slated for cabinet approval in August. This ambitious timeline reflects the government’s commitment to effectively addressing land ownership issues and promoting a more secure and transparent land management system. The initiative promises to resolve existing disputes and prevent future conflicts, benefiting both landowners and potential investors. This comprehensive approach to land management holds immense potential for transforming Thailand’s property landscape and contributing to a more stable and prosperous future, streamlining land administration, strengthening property rights, and unlocking significant economic potential through increased investment and development.
