Hua Hin Unveils First Luxury Thai Residence: Exclusive Beachfront Living
Exclusive leasehold residences offer luxury beachfront living in Hua Hin at competitive prices, launching next month.
Hua Hin’s prestigious beachfront is poised to welcome a new landmark development: Dusit Ajara Hua Hin. SET-listed hospitality giant Dusit Thani, leveraging its existing presence—including the flagship Dusit Thani Hua Hin hotel—is developing a luxurious branded residence. This marks the first Thai-branded residence in Hua Hin, a significant development in the area’s increasingly competitive real estate market.
Slated for completion in 2028, the ambitious project will occupy 20 rai of prime road-facing land within a larger 114-rai plot owned by Dusit Thani. The development will feature 96 exclusive units across seven low-rise buildings: three six-story towers (up to 20 units each) and four three-story buildings (maximum 10 units each). This design prioritizes exclusivity and resident privacy. Unit sizes will range from 70 to 250 square meters, including opulent penthouses.
While Dusit Thani’s Group Chief Executive, Suphajee Suthumpun, declined to disclose specific unit prices, she offered market context. Freehold branded residences in Hua Hin currently command 200,000–250,000 baht per square meter, while non-branded freehold units fetch 120,000–180,000 baht per square meter. Significantly, Dusit Ajara Hua Hin will be offered under a 60-year leasehold agreement. According to Mrs. Suthumpun, this allows Dusit Thani to retain freehold land ownership while offering a more accessible price point. She confirmed the leasehold price will be competitively positioned below prevailing freehold rates.
Dusit Thani anticipates strong interest from domestic and international buyers. The company projects approximately 60% of sales to Thai buyers, reflecting robust domestic demand. The remaining 40% is expected from international markets, particularly Scandinavian countries, where Hua Hin is a popular beachfront destination. Mrs. Suthumpun highlighted the high return rate of guests to the Dusit Thani Hua Hin hotel, suggesting strong interest from foreign buyers seeking extended stays.
A dedicated sales gallery is under construction in Hua Hin. The official project launch is scheduled for next month, with construction commencing in 2026. This phased approach allows Dusit Thani to effectively manage financial commitments, particularly given recent substantial investments in the Dusit Central Park development in Bangkok. This mixed-use project, encompassing the Dusit Thani Bangkok Hotel, two residential projects, retail and office spaces, is nearing completion, with residential sales exceeding 90%. Anticipated revenue from Dusit Central Park by year-end will further strengthen Dusit Thani’s financial position. With its prime location, luxurious amenities, and strategic pricing, Dusit Ajara Hua Hin is poised to become a highly sought-after address in Hua Hin.
